Durant le compromis de vente, les faits \u00e9taient rest\u00e9s identiques mais il s'av\u00e8re&nbsp;que le jour de l'acte authentique, c'est \u00e0 dire lors de la signature d\u00e9finitive, le propri\u00e9taire&nbsp;est revenu sur sa d\u00e9cision et nous informe, \u00e0 la lecture du montant des fonds de travaux que nous avions obtenu auparavant par le syndic (qui avait tard\u00e9 \u00e0 fournir le montant au notaire), qu\u2019il souhaitait r\u00e9cup\u00e9rer ces fonds.&nbsp;Il se trouve&nbsp;que le montant communiqu\u00e9 par le syndic d\u00e9passait les 6500\u20ac. Alors on peut se mettre \u00e0 la place de ce vendeur, qui n'en avait pas du tout&nbsp;la connaissance et, qui s'est vu afficher quelques milliers d'euros suppl\u00e9mentaires sur son compte en banque. Mais si on se met \u00e0 la place de cette jeune acheteuse, qui avait obtenu son cr\u00e9dit au centime&nbsp;pr\u00e8s gr\u00e2ce \u00e0 mon accompagnement, et qui pouvait se permettre vraiment de faire d'une mani\u00e8re limit\u00e9e&nbsp;cet achat pour enfin&nbsp;plafonner\/r\u00e9duire&nbsp;ses charges globales et am\u00e9liorer sa situation de vie avec ses 2 jeunes enfants, et&nbsp;bien on peut imaginer facilement la sc\u00e8ne.&nbsp;&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph {\"align\":\"center\"} -->\n<p class=\"has-text-align-center\">Le notaire \u00e9tait d\u00e9sappoint\u00e9 et&nbsp;m'a fix\u00e9 d'un regard interrogateur. On se conna\u00eet assez apr\u00e8s avoir fait des dizaines de ventes ensemble pour qu'il sache que je ne baisse jamais les bras. Je lui ai demand\u00e9 donc, ainsi qu\u2019\u00e0 l'assembl\u00e9e pr\u00e9sente, de m'accorder un peu de temps, ce qu'il a fait bien \u00e9videmment, sachant que j'allais r\u00e9fl\u00e9chir pour trouver une solution. Je me suis empress\u00e9 de passer un coup de fil \u00e0 la banqui\u00e8re&nbsp;qui venait de faire le virement du montant total du cr\u00e9dit pour l'acheteuse, sa nouvelle cliente. Apr\u00e8s quelques minutes d'explications o\u00f9 elle a \u00e9voqu\u00e9 avec moi que ce dossier \u00e9tait tellement bien constitu\u00e9 et que l'\u00e9quilibre financier de cette nouvelle cliente pouvait \u00eatre analys\u00e9 positivement, elle consent lui octroyer un cr\u00e9dit suppl\u00e9mentaire du montant de ce fonds de travaux.&nbsp;&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph {\"align\":\"center\"} -->\n<p class=\"has-text-align-center\">Sachant qu'on ne peut pas modifier au pied lev\u00e9 le montant du pr\u00eat qui a \u00e9t\u00e9 accord\u00e9 pour de multiples raisons&nbsp;(passage en commission, \u00e9tude du dossier, signature de la direction \u00e9ventuelle et cetera), vous imaginez bien s\u00fbr ma joie au moment o\u00f9 je suis rentr\u00e9 de nouveau dans la pi\u00e8ce o\u00f9 tout le monde \u00e9tait r\u00e9uni.
